Your Farm’s Open Houses
These need to be attractions, events… not just a regular open house. Without telling you what they’re doing, neighbors are covertly interviewing you to be their agent. Standout and do these right…
It starts with price. Price homes to sell. DO NOT TAKE over priced listings. you don’t want your first couple homes in the community to not sell. Even if you have to reduce commission for the first few, make an impact, price it well to draw attention.
Go live on a Tuesday morning.
Do not allow a single showing of the property until the first weekend open house on Saturday from 11-1. This is very intentional. It jams all potential buyers, brokers, neighbors, etc… into a short window of time. You’ll get pushback from other brokers to see it early, push back to get them to the open house.
Thursday & Friday:
Print fliers that you can either door drop or have mailed to the community to invite all the neighbors.
Door dropping: staple rubber bands to the top corner of the fliers & stick them on people’s doors.
Saturday Morning:
Now you can post your second open house. People have already made their plans to come see it today. Put out 20-40 signs early in the morning surrounding the community, but stop a couple streets away.
Guy buy 3-4 balloons that match the colors of your open house signs to put out at the house. Stick them on a light, open house sign, your for sale sign, anything to draw attention. Arrive early and request the sellers vacate around 12:00. This way you can put up the last signs and be in the house by 12:15/12:30 to set up the house.
