Maintaining Your Farm
Basic essentials for maintaining top of mind for your farm. We’ve streamlined things so the actually work required is low. Don’t over think things. The goal is not perfection, its top of mind awareness by homeowners.
Mailers:
Print mail is essential for farming. It’s antiquated, expensive and it works VERY well. Corefact will send these out twice a month. Have one sent to your home address every time so you can take a look to make sure the information on them & QR codes are all correct.
**If you cannot afford to mail yet, then you’ll want to door drop your farm twice a month. Print the mailers and staple a rubberband to the top corner. Then go hang them on everyone’s doors in the entire community. You’ll meet a lot of neighbors this way, wear walking shoes, not dress shoes
Email Marketing Campaigns:
Market Updates: Once/Month send an Email blast with a market update to your Farm using Batch Emails in FUB. Go to ChatGPT and create the Email with links to send out. Send these on the first Wednesday of the month at 12:30pm
Deal of the Week: Schedule send these a few at a time. Follow Sharran’s Deal of the Week strategy to schedule send them on Satudays at 12:30pm SKIP TO 11 MINUTES INTO THIS or you can CLICK HERE for a 60 second version
Community Updates Blogs/Email Blasts: Send a Local Updates type of blog post. Find local articles for news, politics, upcoming Rec center or school events, where to see Christmas lights etc… Schedule send these on the 3rd Wednesdays of the month at 12:30pm For more info CLICK HERE for the SOP for blog posts & these Email blasts. Be sure to schedule post your blog if you have a landing page
Know The Community Data
Know your farm. Set up a WatchDog alert in the MLS. Make a polygon search around your community and have it automatically update you daily with Coming Soon, Active, Under Contract, Closed (0-90 days), Withdrawn & Expired (0-90 days). This will help you keep up to date in your farm.
Call other listing agents that list homes in your farm. Ask about activity, offers, etc… be the knowledge broker. Have the insider info on EVERY single property on the market in your farm.
Find out the floorplans & builder name for the models in the entire farm. Create a word DOC or something to reference on this. Ask Nick for more info on how to do this.
