Farming: First Steps

We will be using the same system for the team.
Mailers are NOT changeable except for your contact block. They are pre-set yearly and will be sent twice monthly.
Choosing a Farm
Choosing a Farm is a 4-5 year commitment. You will likely not generate a return for the first two years, break even the third year and be on your way to a ton of business year 4 and beyond. Get with Nick Ahrens (Nick.Ahrens@RealCommunity.com) to schedule a meeting to choose a farm.
We will choose a farm based on a few things
Turnover rates
What type of market you want (first time sellers, trade-up areas, luxury, etc…)
Team Farms - Agents on the team have farms and growth plans. We will ensure that you will not interfere with the growth plan over overlap with other agents on the team. We will also create your growth plan to take over surrounding areas as you are taking over your initial farm area.
Make it an area you like. You’ll be marketing and working this area for 10-20+ years.
*If you select a community that you live in, it is a good and bad thing. You’ll gain traction faster because you know people in the community. Conversely, you won’t be able to go on a relaxing walk to the mailbox or in the community with your family and not get bothered with sellers asking “How was the feedback from the open house at my house yesterday?” Or a generic, “Hey, how’s the market.” There won’t be any downtime in your own neighborhood.
Retrieve & Upload Your Farm Leads
Contact Matt McKenzie with the geofenced map to generate Batch Leads. He will put them into FUB for you. Be sure he assigns them to you in Fello as well.
These can also come from a combination of sources: RedX, CoreRealty Resource, Vulcan7, etc… If you pull data from multple sources, go to Fiver.com and have someone combine the data by first & last name to make for an easier upload to FUB.
