Baseline Broomfield Metro District Fees 2026: $609-$2,304 (No HOA)
Quick answer: Baseline in Broomfield has no traditional HOA. Carrying costs show up as metro district mill levies on your property tax bill. On a $650,000 home, those levies alone run about $609 to $2,304 a year across Baseline Metropolitan Districts, per Broomfield's certified mill levy schedule.

Does Baseline in Broomfield have an HOA in 2026?
No. Baseline does not use a traditional HOA dues invoice the way Anthem Highlands does; instead, homeowners pay Baseline Metropolitan District mill levies on the Broomfield property tax bill, and the district's own site states it does not impose any fees, only property taxes. On a $650,000 actual value, those metro levies alone run about $609 to $2,304 a year depending on which of the Baseline districts your parcel sits in, calculated from Broomfield's Mill Levies by District as of December 31, 2025 and Colorado's 2025 residential assessment rates.
Figures sourced from the City and County of Broomfield mill levy schedule, Baseline Metropolitan District Nos. 1-9, the Colorado Division of Property Taxation, and Redfin, current as of October 2026. Dollar figures are approximate, for a $650,000 actual value.
What this guide does not cover: senior or veteran exemptions, protesting your valuation, HOA document deadlines outside Baseline, or school performance. Baseline parcels sit in Adams 12 Five Star Schools; confirm the assigned school for an address with the official Adams 12 school finder.
Nick Ahrens, a North Denver relocation specialist with eXp Realty who works Anthem and Baseline in Broomfield 80023, tells buyers the listing price is only half the monthly story: the metro district line is the number that never shows up in the photo gallery.
How much does a Baseline metro district add to a $650,000 tax bill?
On a $650,000 Baseline home, the metro district alone adds about $609 a year in District No. 5 (15.000 mills) and about $2,031 a year in District No. 7 or No. 9 (50.000 mills), with District No. 3 at 56.706 mills near $2,304. That is the metro line only, before city, county, fire, and school mills.
Colorado's tax year 2025 bills (the ones you pay in 2026) use dual residential assessment rates certified by the State Board of Equalization: 6.25% for local governments and 7.05% for school districts. On $650,000 that is:
School assessed value: $45,825
Local assessed value: $40,625
Adams 12 school mills on these Baseline tax areas: 70.956 (18.665 bond + 52.291 general), or about $3,252 a year
Metro add-on examples from Broomfield's certified schedule:
Baseline MD #5 (tax area 5071): 15.000 mills, about $609 a year (~$51/month).
Baseline MD #6 or #8 (tax areas 5072 / 5074): 45.000 mills, about $1,828 a year (~$152/month).
Baseline MD #2 (tax area 150): 48.331 mills, about $1,963 a year (~$164/month).
Baseline MD #7 or #9 (tax areas 5073 / 5075): 50.000 mills, about $2,031 a year (~$169/month).
Baseline MD #3 (tax area 152): 56.706 mills, about $2,304 a year (~$192/month).
Full tax bills on the same $650,000 value, stacking school and local mills, run roughly $5,673 (MD #5) to $7,367 (MD #3). Zipcode 80023's Redfin median sale price was $902,500 for the three months ending August 2026, so many addresses will land higher or lower than this example; always use the assessor's actual value for the parcel you are buying.
How is Baseline different from Anthem Highlands HOA fees?
Baseline's metro cost rides inside escrowed property tax, while Anthem Highlands layers a separate HOA dues invoice on top of its own tax picture. Our Anthem Highlands HOA fees guide puts Highlands dues near $183 a month ($2,196 a year) for amenities and association services. That is a different line item than a mill levy.
Builder marketing for some Baseline products still mentions "metro district fees" around a few hundred dollars a quarter for trash, landscaping, and snow removal. The district's official status-letter page is clearer: it does not impose fees, only property taxes. When Nick Ahrens walks a Baseline contract, he treats the mill levy on the tax bill as the verified carrying cost and treats any builder flyer as a question to confirm, not a receipt.

How do you look up the Baseline metro district for a specific address?
Look the parcel up in the Broomfield Assessor's EagleWeb property search, which shows the tax area and every levy that applies, before you write the offer. A mailing address or zipcode does not tell you which Baseline Metropolitan District you are in. Here is the order I work in:
Search the parcel. Open EagleWeb from Broomfield's Property Search Links page and pull the account by street address.
Read the tax area and mill authorities. Match the tax area to Broomfield's Mill Levies by District schedule and find the Baseline Metro District line (Nos. 1 through 9).
Use the assessor's actual value, not the list price. Your tax bill is based on that value and on the certified mills for the year.
Ask for the seller's most recent tax bill. It shows the dollars actually paid, including the metro line.
Confirm the school district if it matters to your commute plan. Use the Adams 12 school finder; do not assume the school from the community name alone.

Why do Baseline mill levies vary so much by district number?
Because each Baseline Metropolitan District finances a different slice of public infrastructure and sits at a different point in its debt and operations schedule. The districts' plain-language service plan explanation caps most debt mill levies near 50 mills when debt exceeds half of assessed valuation (with a lower cap for Districts No. 4 and No. 5 on that portion), and allows an unlimited rate when debt falls at or below that threshold. District No. 1 builds and maintains improvements; Districts Nos. 2 through 9 provide funding.
That is why MD #5 can sit at 15.000 mills while MD #7 and MD #9 sit at the 50.000-mill mark on the same December 31, 2025 schedule, and why MD #3 shows 56.706 mills. Baseline Metropolitan District No. 9's 2026 adopted budget certified a 50.000-mill debt-service levy after its November 6, 2025 hearing. Mills reset every December, so last year's flyer is not this year's bill.
Should you buy in Baseline given the metro district cost?
Choose Baseline if the housing stock, layout, and town-center plan fit, and you have budgeted the metro mill levy like a monthly line item: at $650,000, that is about $51 to $192 a month for the metro piece alone, on top of the rest of the tax bill. Choose a different Broomfield tax area if keeping the monthly payment down matters more than new-construction infrastructure financed through a district.
Choose a lower-mill Baseline district (for example MD #5) if the parcel's tax area is confirmed and the roughly $609 metro add-on fits your payment.
Choose a near-cap district (MD #7 / #9 at 50 mills) if the home and location are right and you can carry about $2,031 a year for the metro line on a $650,000 value.
Compare Anthem Highlands separately if you want a traditional HOA amenity package with dues near $183 a month, knowing that is a different cost structure than Baseline's tax-bill model.
Walk the numbers on new construction carefully. Builder contracts and district disclosures deserve the same scrutiny as resale; see buying new construction in Broomfield.

Frequently Asked Questions
Does Baseline Broomfield have an HOA?
No traditional HOA. Baseline Metropolitan District Nos. 1 through 9 fund infrastructure and services through property tax mill levies, and the district states it does not impose separate fees.
How much are Baseline metro district fees in 2026?
On a $650,000 actual value, the metro levy alone is about $609 a year in District No. 5 and about $2,031 a year in District No. 7 or No. 9, based on Broomfield's December 31, 2025 mill levy schedule. Your parcel's tax area sets the exact number.
Is the $243 per quarter figure from builders accurate?
Treat it as marketing language to verify, not as the official bill. The Baseline Metropolitan District status-letter page says the district does not impose fees, only property taxes, so the mill levy on the tax bill is the figure to underwrite.
How do I find which Baseline metro district my address is in?
Search the parcel in Broomfield EagleWeb, read the tax area, then match it to Broomfield's Mill Levies by District PDF. The Baseline Metro District line (Nos. 1 through 9) is the one that moves the bill.
How does Baseline compare with Anthem Highlands on monthly fees?
Anthem Highlands charges separate HOA dues near $183 a month. Baseline folds its metro cost into the property tax bill instead, so you compare a mill levy to an HOA invoice rather than stacking the same structure twice.
