According to North Denver relocation specialist Nick Ahrens, the best neighborhoods in Arvada sort by budget and by tax structure: Lake Arbor sold for a median of $644,689 in August 2026, the west Arvada master-planned communities of Candelas and Leyden Rock ran roughly $710,000 to $925,000, and Spring Mesa's three-month median was about $1.3 million. Citywide, the median Arvada home closed at $633,581 with a 24-day median on market, even as 78% of Denver-metro closings that month carried a price cut, a seller concession, or both.   • Days on market as leverage. At 87 to 110 days, ask about a rate buydown or closing-cost credit and compare what each does to your monthly payment against a price cut.

Central Arvada and the Olde Town blocks:

  • Sewer scope and radon test. On an older home, a sewer-line camera inspection and a radon test belong in every inspection.
