That makes Broomfield, home to the Anthem and Baseline communities in ZIP 80023, the most affordable of these three Boulder-area suburbs while still offering newer homes and quick US 36 access.

Broomfield (Anthem and Baseline): best for price and new construction

Broomfield is the value play. The citywide median sits near $566,000 with a price per square foot of about $266 (Redfin, early 2026), the lowest of the three by a wide margin. Even the newer, pricier north Broomfield neighborhoods, where Anthem and Baseline sit, run closer to $725,000, still below both Louisville and Superior.

What you get for that price is newness. Anthem and Baseline are active master-planned communities where builders are still releasing homes, so you can buy something built in the last few years instead of competing for limited resale inventory. Add resort-style amenities, the Anthem rec centers, and easy access to E-470 and the Northwest Parkway, and Broomfield becomes the obvious pick for buyers who want more square footage and a new build for the money.

The tradeoff: you are a few minutes farther from Boulder than the other two.

Louisville: best for walkable Old Town charm

Louisville is the premium, established choice. The median sale price is about $841,000 at roughly $383 per square foot (Redfin, February 2026), the highest price per foot of the three, which tells you what you are paying for: location and maturity.

Old Town Louisville is the draw. It is genuinely walkable, with a Main Street of local restaurants and shops, tree-lined streets, and a small-town feel that consistently lands Louisville on national best-places-to-live lists. Homes skew older and more characterful than Broomfield's newer stock, and inventory is tight because almost nobody wants to leave.

Louisville is part of the Boulder Valley School District, a major pull for families. The catch is simple: you pay a clear premium over Broomfield for less square footage and far less new construction. If walkability and an established town center matter more than a new floor plan, Louisville earns the markup.

Superior: best for Boulder-adjacent convenience

Superior splits the difference on lifestyle and lands near the top on price. The median sale price is about $850,000 at roughly $333 per square foot (Redfin, January 2026), making it the priciest median of the three while still costing less per foot than Louisville.

The core of Superior is Rock Creek, a large master-planned neighborhood with trails, parks, and quick access to both Boulder and the US 36 tech corridor. You are about 10 to 15 minutes from Boulder, similar to Louisville, with a more suburban, family-grid layout. Parts of Superior are rebuilding after the 2021 Marshall Fire, which means some genuinely new construction exists here alongside established Rock Creek homes, an unusual mix for a built-out suburb.

Like Louisville, Superior is in the Boulder Valley School District. Choose Superior if you want Boulder proximity and a master-planned feel without Old Town's premium per foot.

Schools: Adams 12 Five Star vs Boulder Valley

This is the cleanest dividing line between the three. Anthem and Baseline in Broomfield 80023 are served by Adams 12 Five Star Schools, including options like Thunder Vista P-8 and the Prospect Ridge Academy charter, with Legacy High School as a feeder. Louisville and Superior are both Boulder Valley School District (BVSD), one of the highest-rated districts in Colorado, feeding well-regarded schools like Monarch High.

For many relocating families, BVSD access is a real part of why Louisville and Superior cost more. That does not make Adams 12 a downgrade, it is a strong district with newer buildings in the Anthem and Baseline footprint, and it comes with a meaningfully lower home price. If a specific BVSD school is your non-negotiable, that narrows you to Louisville or Superior. If you want strong schools paired with a newer, more affordable home, Broomfield wins.
