How much does it cost to sell a house in Arvada in 2026?

Selling an Arvada house at the $624,703 median sale price costs about $2,488 in fixed seller fees, plus whatever concession and commission you agree to. Add the $10,000 median seller concession from metro Denver's third quarter and the total before commission is about $12,488, or 2.0% of the price. Nick Ahrens, a North Denver relocation specialist with eXp Realty, builds this net sheet for every Arvada seller before the listing price is set, because the fees are small and the negotiated lines are not.

Here is the seller side on a $624,703 sale, using filed Jefferson County rates:

  • Owner's title insurance policy: $2,240, the Zone 1 basic rate for $620,001 to $625,000 in the WFG Colorado Title Insurance Rate Manual (effective January 15, 2026). Zone 1 includes Jefferson County.

  • Half of the closing fee: $180, half of the $360 bundled resale closing fee on the Chicago Title rate sheet for Jefferson County, if your contract splits it.

  • Recording the release of your mortgage: $43, the flat per-document fee at the Jefferson County Clerk and Recorder.

  • Tax certificate: $25, from the same Chicago Title sheet.

  • Fixed fee subtotal: $2,240 + $180 + $43 + $25 = $2,488.

  • Median concession, if you give one: $10,000, per REcolorado's Q3 2026 report.

  • Total before commission: $2,488 + $10,000 = $12,488.

Commission is set in your listing agreement and is negotiable, so it is not in the subtotal. Each 1% of a $624,703 price is $6,247, which makes it the biggest line on almost every Arvada net sheet. Your mortgage payoff also comes out of the proceeds, but it is your balance, not a selling cost.

What does it cost to sell a $1 million Arvada home?

A $1 million Arvada sale carries about $3,238 in fixed seller fees, or about $13,238 with a $10,000 concession, and each 1% of commission adds $10,000. The fee lines barely move with price. The negotiation does.

  • Owner's title policy: $2,990 at $995,001 to $1,000,000 in the WFG Zone 1 rates. The Chicago Title sheet lists $2,993 at $1,000,000, so two filed rates land within $3.

  • Half the closing fee, release recording and tax certificate: $180 + $43 + $25 = $248.

  • Fixed fee subtotal: $2,990 + $248 = $3,238.

  • With a $10,000 concession: $13,238. REcolorado's report, as summarized by a Denver broker, says concessions stayed near $10,000 from $400,000 to $2 million.

Price cuts are where top-end sellers lose real money. Among metro Denver homes that cut price in Q3 2026, the median reduction for $1 million to $2 million homes was $85,000, per the same report. In Arvada, the top quarter of single-family listings has a $979,900 median list price and a 56-day median on market, versus 42 to 49 days for the other three price groups, per Altos Research. That top group is also the newest, with a median age of 9 years.

Who pays which closing costs when you sell in Arvada?

Your purchase contract decides who pays each closing cost, so the $2,488 net sheet above is an assumption, not a rule. It assumes you pay the owner's title policy, half the closing fee, the release of your loan and the tax certificate. Here is what else can show up:

  • State documentary fee: $0.01 per $100 of price, which Jefferson County collects on deeds over $500 at $0.10 per $1,000, per the county clerk. That is about $62 on a $624,703 sale and $100 on $1 million. The contract assigns it.

  • HOA status letter: if your home is in an HOA, Colorado law gives the association 14 calendar days to furnish a written statement of unpaid assessments, and that statement is binding, per C.R.S. 38-33.3-316. The fee is set by the association or its manager, so ask for the quote early.

  • Concessions: a credit toward the buyer's closing costs or rate buydown, written into the contract.

  • Prorated property taxes: covered in the next section.

There is no separate line for a city transfer tax on this sheet. The only deed charge Jefferson County lists is the state fee above.

How much are Arvada sellers giving in concessions and price cuts?

Most metro Denver sellers gave something in Q3 2026: 64% of closings included a seller concession, with a $10,000 median, according to REcolorado's Price Reductions and Seller Concessions report, as summarized by a Denver broker. The same summary says 47% of homes cut their asking price, with a $29,900 median cut, and 52% sold below their final asking price, by a $15,000 median.

Arvada tracks close to that. Over the three months ending September 2026, per Redfin:

  • Median sale price: $624,703, up 5.0% from a year earlier.

  • Sale-to-list ratio: 98.9%.

  • Homes with price drops: 47.0%.

  • Homes sold above list: 23.8%.

  • Median days on market: 28.

The current listings look softer. As of October 26, 2026, Altos shows 372 Arvada single-family homes for sale, a 49-day median on market, and 52% of active listings with a price decrease. A concession of $10,000 costs you less than a cut of $29,900, which is why I often suggest offering a credit before a price drop.

How are property taxes split when you sell an Arvada home?

You credit the buyer at closing for your share of 2026 property taxes, from January 1 to closing day, because Colorado taxes are paid a year in arrears. Jefferson County bills 2025 taxes in 2026, with the first half due March 2, 2026, the second half due June 15, 2026, or full payment by April 30, 2026, per the Jefferson County Treasurer. The county notes that property taxes are collected in arrears.

So if you close in November 2026, you have already paid the 2025 bill, but the 2026 bill will not arrive until early 2027, after you move. The title company estimates your share and credits it to the buyer. Ask for that credit in dollars before you list, so it is on your net sheet and not a surprise at closing. For how metro districts change the bill itself, see my guide to Arvada property taxes and metro districts.

What must an Arvada seller disclose about radon and metro districts?

An Arvada seller must share any radon test results and mitigation details, and a seller inside a metro district organized on or after January 1, 2000 must also hand over the district's website and, since August 6, 2025, a dollar estimate of its taxes. Both cost little to prepare and a lot to miss.

  • Radon: under C.R.S. 38-35.7-112, you must share whether the home was tested for radon, the latest results, any mitigation and whether a mitigation system is installed, along with the state health department's radon brochure.

  • Metro district website: under C.R.S. 38-35.7-111, a seller in a metro district organized on or after January 1, 2000 must give the buyer the district's official website.

  • Metro district package: HB25-1219, effective August 6, 2025, adds the notice to electors, the service plan, the district's debt and tax authority, a dollar estimate of the district's taxes for the year of sale and the latest tax statement.

The City of Arvada lists 19 metro districts, from Leyden Rock Metropolitan District No. 10 to Vauxmont Metropolitan District, on its metro districts page, and says the list is not exhaustive. Your tax statement shows which ones apply to your parcel.

How can you raise your Arvada net before you list?

You raise your net mostly by avoiding the $29,900 median price cut, not by trimming $25 fees. Pick the move that fits your house.

Choose a pre-listing inspection if:

  • Your roof, furnace or water heater is near the end of its life.

  • Your home is part of Arvada's older stock. Altos shows a 54- to 60-year median age in the two lower price groups.

  • You want repair asks priced before a buyer's inspector finds them.

Choose a concession instead of a price cut if:

  • Your home has sat past Arvada's 28-day median on market.

  • Buyers in your price range are asking for rate buydowns.

  • A $10,000 credit gets the deal done where a $29,900 cut would be the alternative.

Choose to price at the market on day one if:

  • You are in the top Arvada price group, where median days on market run 56.

  • Nearby sales support your number within a few thousand dollars.

"In Arvada, the fees on a $625,000 sale come to about $2,500. The money is in the price and the credits. I would rather price it right in week one and give a $10,000 credit than chase the market down with a $30,000 cut." Nick Ahrens, North Denver relocation specialist with eXp Realty.
