For pure school rankings, Louisville and Superior take the top spots, but you'll pay a $150K+ premium. Below, I've ranked the 8 best Denver suburbs for families using real 2026 data, and I'll tell you which one fits which family.


Broomfield ranks #1 overall for Denver families in 2026 because it combines three data points no other suburb matches: a median home price of $566K (Redfin, January 2026), access to three separate school districts (Adams 12, Boulder Valley, Jefferson County), and 280 miles of trails across 8,000 acres of open space (City and County of Broomfield). The commute to downtown Denver is 25 minutes; to Boulder, 20 minutes.

How I Ranked These Suburbs


Every "best suburbs" list you've read online is garbage because it ignores tradeoffs. A suburb with perfect schools but a $1.1M median price isn't accessible. A cheap suburb with a 55-minute commute isn't livable. I ranked these 8 suburbs across four weighted factors:


  1. School quality (30%): Niche 2026 district ratings + GreatSchools scores

  2. Family affordability (25%): Redfin January 2026 median home price

  3. Safety and community feel (25%): Niche family-grade + crime data

  4. Commute and access (20%): Drive time to Denver, Boulder, and DIA


I excluded suburbs with medians above $1M (Cherry Creek, Greenwood Village) because they're not realistic for most relocating families. I also excluded far-south suburbs (Castle Rock, Parker) because this is the North Denver Report, and those communities pull families out of our metro's job corridor.

#1: Broomfield, The Best Overall

Broomfield is the only suburb on this list that doesn't force you to compromise. Median home price sits at $566K (Redfin, January 2026), which is $284K less than Louisville while offering comparable family amenities. You get three school district options depending on your neighborhood: Adams 12 in central and north Broomfield, Boulder Valley in the western pocket, and Jefferson County in the southwest.


The master-planned communities are what set Broomfield apart. Anthem, Anthem Highlands, and Baseline were all built from the ground up around family infrastructure: neighborhood pools, pocket parks every few blocks, walking trails connecting everything, and HOA-maintained common areas.


Commute: 25 minutes to downtown Denver, 20 minutes to Boulder, 30 minutes to DIA.

Where I'd buy as a family: Anthem Highlands for newer construction under $700K, Broadlands for established trees and larger lots, Aspen Creek if budget allows ($1M+).


#2: Louisville, The School-District Premium Play


If your #1 priority is Boulder Valley School District and money is secondary, Louisville wins. The historic downtown on Main Street is one of the most charming in the metro, and Monarch High School consistently ranks in Colorado's top 10.


The catch is price. Louisville's median is approximately $850K, which is 50% higher than Broomfield. The inventory is also tighter, with smaller homes on smaller lots than you'd get in newer master-planned communities.


Who should buy here: Families where one parent has a Boulder-based job, where BVSD is non-negotiable, and where a 1960s-1990s home in a walkable grid pattern beats a new build with a three-car garage.


#3: Superior, The Walkable Newer-Build Option

Superior gets overlooked because people think it's just the outlets. It's not. Downtown Superior is one of the newest walkable town centers in the metro, built post-2020, and most of the residential inventory is newer than Louisville's. Same Boulder Valley School District, slightly lower price point (~$825K median).


The Marshall Fire aftermath has changed the conversation here, and there's now significant new construction in the rebuild zone. That can be an opportunity for families who want newer homes at Louisville-adjacent school quality.


#4: Erie, The Best New-Construction Value

Erie is the value play if you want new construction and top-rated schools without the Boulder Valley price tag. St. Vrain Valley is consistently ranked in the top 5 Colorado districts on Niche's 2026 list, and Erie's median hovers around $690K, with new construction in Vista Highlands, Colliers Hill, and Erie Highlands regularly pricing in the $600K-$750K range.


The tradeoff is commute. Erie adds 10-15 minutes to Denver-bound drive times versus Broomfield, and public transit options are thinner.


#5-8: Lafayette, Arvada, Lakewood, and Westminster

  • Lafayette ($720K median) gives you Boulder Valley Schools at Erie prices. Older housing stock, more established feel.

  • Arvada ($575K median) is the established, diverse option with Olde Town Arvada as a genuine historic downtown. Jefferson County Schools are solid but not BVSD-tier.

  • Lakewood ($540K median) wins on foothills access and price, but school quality is mixed neighborhood-to-neighborhood. Check GreatSchools scores by address, not city.

  • Westminster ($525K median) is the cheapest entry point with reasonable commutes. The school district is a mixed bag: Adams 12 schools are strong, JeffCo Westminster schools are weaker.


What About Commute Times?

If one parent works in Denver tech (DTC, RiNo, LoDo) and the other works in Boulder, Broomfield is mathematically the right answer. It's the only suburb on this list with sub-25-minute drive times to both job centers.

Here's the quick commute math from each suburb to downtown Denver (off-peak):

  • Broomfield: 25 min

  • Westminster: 20 min

  • Arvada: 20 min

  • Lakewood: 20 min

  • Superior: 30 min

  • Louisville: 30 min

  • Lafayette: 35 min

  • Erie: 35 min

Peak hour? Add 15-25 minutes to any of these, particularly anything on US-36 or I-25.



How to Pick the Right Suburb for Your Family

  1. Is Boulder Valley School District non-negotiable? If yes, you're looking at Louisville, Superior, Lafayette, or the BVSD pocket of Broomfield. If no, your options triple.

  2. What's your max home price? Under $600K eliminates Louisville and Superior. Under $700K eliminates Lafayette. Under $550K puts you in Lakewood or Westminster only.

  3. Which parent has the longer commute? Optimize around that job.
