Quick answer: For most Westminster homes that can pass a buyer's inspection, listing still nets more than a cash offer. The median sale price was $518,753 over the three months ending September 2026, with a 34-day median on market, per Redfin's Westminster data. A cash offer 10% under that gives up $51,875.

Should you take a cash offer or list your Westminster home in 2026?
List it, in most cases: a Westminster home in sellable condition sold for a median $518,753 in the three months ending September 2026, after a median 34 days on market, and closed at 98.8% of list price, per Redfin's Westminster housing market page. On that price, every 1% a cash buyer knocks off is $5,188 out of your pocket. A cash offer 10% under market gives up $51,875 before anyone talks about fees.
A cash offer can still be the right call. It wins when the house would struggle with a lender's appraisal or a buyer's inspection, when you need a fixed closing date more than top dollar, or when showings are not realistic for you. The point is to make that trade on purpose, with the dollar gap written down, not because a postcard or a text made it sound easy.
This guide gives you the math on a typical Westminster price, how fast listed homes are selling right now, what Colorado's real estate regulator says to watch for in cash and "assignable" contracts, and a simple way to compare the two paths line by line.
Sources and as-of dates: Redfin Westminster, CO housing market data for the three months ending September 2026; Colorado Division of Real Estate consumer advisory on wholesaling and assigning transactions (December 19, 2018); Opendoor Help Center page on its service charge (updated March 10, 2026). All checked November 1, 2026.
What this guide does not cover: foreclosure or short sales, divorce or estate sales that need court approval, trading in your home for a builder's new construction, rental or tax planning, or a value for your specific address. For a number on your home, ask for a broker comparative market analysis (CMA).
How much does a cash discount cost on a $518,753 Westminster home?
Every 1% under market is about $5,188 on Westminster's $518,753 median sale price, so the gap grows fast. Here is the plain arithmetic, before any fees on either side:
- 1% under market: $518,753 x 0.01 = $5,188.
- 5% under market: $518,753 x 0.05 = $25,938.
- 10% under market: $518,753 x 0.10 = $51,875.
- 15% under market: $518,753 x 0.15 = $77,813.
- 20% under market: $518,753 x 0.20 = $103,751.
Now compare that gap with what listing would cost you. On a listing, your costs are the commission you negotiate, any concession you agree to give a buyer, prep and cleaning, and the mortgage, tax and utility payments you keep making until closing. Our cost to sell a house in Westminster guide walks through the title, recording and settlement lines one by one.
The rule of thumb is simple. If your total listing costs, as a share of price, are smaller than the cash buyer's discount, listing nets more. If a cash offer is 10% under market and your all-in listing costs come to less than 10%, the cash offer leaves money on the table.
Most cash routes have costs of their own, too. Title and closing charges still apply on a cash sale, and some buyers deduct repairs or charge a service fee. Opendoor's Help Center, for example, says it does not publish a fixed service charge percentage and shows the exact charge in each seller's offer breakdown. Read every deduction, not just the headline price.
How fast are listed Westminster homes selling right now?
Fast enough that speed alone rarely justifies a big cash discount: Westminster homes sold after a median 34 days on market over the three months ending September 2026, down from 39 days a year earlier, per Redfin. The same page shows:
- Sale-to-list price: 98.8%, so the typical home closed about 1% below its asking price.
- Homes sold above list: 23.6%.
- Homes with price drops: 47.8%, up 3.7 points from a year earlier.
- Homes sold in September 2026: 336, down from 373 a year earlier.
- Redfin Compete Score: 74 out of 100, which Redfin labels very competitive. Redfin says hot homes can go pending in around 13 days and typical homes in around 33.
Read those numbers two ways. Buyers are active, and a well-priced home in good shape can go under contract in about a month. But nearly half of listings took a price cut, which tells you that pricing it right on day one matters more than it did a year ago. Our guide to pricing a Westminster home to sell covers how to set that first price.

What does a cash buyer offer besides the price?
Speed, certainty and convenience: no showings, no repairs before closing, a closing date you pick, and often the option to leave unwanted items behind. The Colorado Division of Real Estate lists that exact pitch in its consumer advisory on wholesaling and assigning transactions: a cash transaction, a quick closing with no inspection, and permission to leave behind anything you don't want.
Those benefits are real, and for some sellers they are worth paying for. The advisory's question is the right one to ask yourself: what is that convenience worth to you in dollars? If clearing out the house would cost you a dumpster and a few days of hired help, that is a real cost, but it is rarely $25,938, which is what a 5% discount costs on a median Westminster home.
What does Colorado's real estate regulator warn sellers about?
Assignable contracts and misleading price talk top the list. The Division of Real Estate advisory says some investors:
- Show the owner "comparable" sales that are not really comparable, to drive down the owner's sense of value.
- Talk up deferred maintenance that may or may not be real.
- Don't tell the owner they are marketing the property at market value.
- Don't tell the owner they plan to assign the contract to another buyer for a profit, or when they do.
The advisory gives a real case the Division investigated. An owner agreed to sell for $200,000. The contract had already been assigned to a second investor for $300,000, which included a $100,000 assignment fee. That investor sold the home for $360,000 two weeks after closing, and the next owner sold it eight months later for $520,000. The broker involved lost their license and was referred for criminal charges.
The Division's advice, in short:
- Ask for, and keep, the list of comparable sales the buyer used to set the offer.
- Check whether the person holds a Colorado real estate license and has any discipline, using the Division of Real Estate license lookup.
- Read the contract for assignment language, and ask who it would go to and for how much.
- Don't sign an assignable contract until you know your home's value and have talked with an attorney.
When does a cash sale make sense for a Westminster home?
When the dollar gap is small, or when the home cannot sell well on the open market. Use these as a starting point:
Choose a cash offer if:
- The home has issues a lender or appraiser is likely to flag, and fixing them would cost more than the discount.
- You need a firm closing date, and the offer is within a few percent of a CMA value.
- Showings are not workable, and you have compared at least two written cash offers.
Choose to list the home if:
- The home is in sellable shape, and a cash discount of 5% or more would cost you $25,938 or more on a median-priced home.
- You can live with about a month of showings and a normal contract timeline.
- You want buyers to compete, since 23.6% of Westminster homes sold above list.
Choose to list as-is if:
- You want market exposure but don't want to fix anything. You price for condition, disclose what you know, and let buyers decide. Our Northglenn as-is or fix-up guide walks through that choice next door.
"Before you sign with a cash buyer, put a CMA next to the offer. Once the dollar gap is on one page, the choice is usually clear, in either direction." Nick Ahrens, North Denver relocation specialist with eXp Realty.
How do you compare a cash offer with listing, step by step?
Put both paths on one page with the same starting value, then subtract every cost. Here is the order I use:
- Get the cash offer in writing, with every deduction listed, including repairs, service charges and closing costs.
- Get a CMA from a licensed broker based on recent sales near you, not a postcard estimate.
- Check the sales yourself in the county records: the Adams County Assessor or the Jefferson County Assessor, depending on where your home sits. Per the City of Westminster, the city is in Jefferson County west of Sheridan Boulevard and Adams County east of it.
- Subtract the cash offer from the CMA value to get the dollar gap.
- Estimate your listing costs in dollars, from commission and concessions to prep and monthly holding costs.
- Read the contract for assignment language and check the buyer's license before you sign.
If your home is inside a metro district, both kinds of buyers will want those details. See our guide to Westminster property taxes and metro districts. Buying your next home after the sale? Search homes for sale, or call or text me at 949-230-3625.

Frequently Asked Questions
Is it better to sell my Westminster house for cash or list it?
For most homes in sellable condition, listing nets more. Westminster homes sold for a median $518,753 after a median 34 days on market in the three months ending September 2026, per Redfin, so a cash discount of even 5% costs about $25,938.
How much less do cash buyers pay than market value?
There is no single published figure. Opendoor says it does not publish a fixed service charge percentage, and investor offers vary by buyer and by home. Compare each written offer with a broker CMA to find your own dollar gap.
What is an assignable contract in a cash home sale?
It lets the buyer sell their right to buy your home to someone else, often for a fee. Colorado's Division of Real Estate warns sellers to ask who the contract would be assigned to and for how much, and to talk with an attorney before signing one.
How fast do homes sell in Westminster, CO right now?
The median was 34 days on market over the three months ending September 2026, down from 39 a year earlier, per Redfin. The sale-to-list ratio was 98.8%, and 23.6% of homes sold above list.
