What does $1 million buy in Superior, CO in 2026?
A $1 million budget buys about 2,700 to 3,250 square feet in Superior right now, because homes are trading at $307 to $371 per square foot depending on the data source, and $1 million is about 15.7% above the town's $864,588 median sale price. That is the short version of how Nick Ahrens, a North Denver relocation specialist with eXp Realty, frames a $1 million search in Superior's 80027 zipcode.
Here is the math behind that range:
At Redfin's $307 median sale price per square foot (three months ending September 2026): $1,000,000 / $307 = about 3,257 square feet.
At Realtor.com's $371 per square foot (October 2026): $1,000,000 / $371 = about 2,695 square feet.
Price per square foot moves with age, lot, finish and home type, so treat the range as a starting point, not a quote. A rebuilt home or a larger lot can push the price per square foot well past the town median.
Sources and as-of dates: Redfin's Superior housing market page (three months ending September 2026), Realtor.com's Superior market page (October 2026), U.S. Census Bureau ACS 2020-2024 5-year estimates via Census Reporter, the FHFA 2026 conforming loan limit list, Freddie Mac's Primary Mortgage Market Survey (October 22, 2026), and the Town of Superior's Marshall Fire recovery dashboard, all checked October 24, 2026.
What this guide does not cover: condos and townhomes well under the median, builder contracts on new construction, jumbo loan programs, or homeowners insurance quotes. For tax questions about a specific home, talk to a CPA or tax advisor about your situation.
How does $1 million compare with Superior's median price?
A $1 million budget is $135,412 above Superior's median sale price of $864,588 for the three months ending September 2026, which was up 4.2% from a year earlier, per Redfin's Superior housing market page. The rest of that snapshot:
Median price per square foot: $307, down 4.7% from a year earlier.
Median days on market: 53, compared with 54 a year earlier.
Homes sold: 56 in September 2026, up from 44 a year earlier.
Sale-to-list ratio: 97.6%, with 12.7% of homes selling above list.
Redfin Compete Score: 64 out of 100, which Redfin calls somewhat competitive.
Realtor.com's Superior market page shows a similar picture for October 2026: a $770,000 median listing price, an $861,000 median sold price, 97 active listings and a median of 79 days on market. The two sites measure different windows, so I quote both instead of picking the one that sounds better.
What kind of homes make up Superior's housing stock?
Most of Superior is single-family and built in the 1990s: of the town's 5,267 housing units, 58.1% are detached single-family homes and 58.3% were built from 1990 to 1999, per U.S. Census Bureau ACS 2020-2024 5-year estimates. The rest of the stock breaks down like this:
Detached single-family: 3,062 units, or 58.1%.
Attached single-family (townhome-style): 754 units, or 14.3%.
Buildings with 3 or more units: 1,451 units, or 27.5%.
Built 2000 to 2009: 1,146 units, or 21.8%, per ACS table B25034.
Built 2010 or later: 624 units, or 11.8%.
There is also a newer layer the census table does not fully show yet. The Town of Superior's Marshall Fire recovery dashboard lists 338 building permits issued and 324 residential certificates of occupancy, so a share of the homes you tour at $1 million will be rebuilds finished after the December 2021 fire. If you are weighing one, read what sellers must disclose on a rebuilt Superior home.

What does a $1 million Superior home cost per month?
With 20% down, a $1 million Superior home runs about $5,495 a month in principal and interest at Freddie Mac's 7.32% 30-year average as of October 22, 2026, per the Primary Mortgage Market Survey, before taxes, insurance and any HOA dues. The math: an $800,000 loan at 7.32% over 30 years is about $5,495 a month.
Two more numbers shape that payment:
Loan limit. Superior spans Boulder and Jefferson counties, per the Census Bureau's 2025 boundary map, and for a Boulder County home the 2026 one-unit conforming loan limit is $879,750, per the FHFA 2026 county loan limit list. On a $1 million price, that means at least $120,250 down keeps the loan conforming. The maximum $879,750 conforming loan at 7.32% is about $6,043 a month in principal and interest.
Property taxes. The median Superior owner with a mortgage paid $5,248 a year in real estate taxes, about $437 a month, per ACS table B25103. That median covers all mortgaged homes, so a $1 million home's bill can differ. Check the actual parcel with the Boulder County Assessor before you write an offer.

How much room do you have to negotiate on a $1 million Superior home?
Some, but not a lot: Superior homes sold at a 97.6% median sale-to-list ratio over the three months ending September 2026, and Redfin says the average home sells for about 2% below list and goes pending in around 45 days. Realtor.com puts October 2026 at 2.1% below asking on average.
Here is what that looks like on a $1 million list price, as an illustration only:
At 97.6% of list: about $976,000, or $24,000 under asking.
At 98% of list (Realtor.com's October ratio): about $980,000, or $20,000 under asking.
Hot homes: Redfin says they sell for around list price and go pending in around 20 days, so expect little discount on the best-priced ones.
A home that has sat past the town's 53-day median usually has more room on price or credits. A fresh listing with strong photos rarely does.
What should you check before buying a $1 million home in Superior?
Check the insurance, the rebuild paperwork, the taxes and the school assignment by address, because those vary from home to home in ways the town median does not show.
Insurance first. Get a homeowners quote during your inspection window, not after. My Superior home insurance guide covers what drives the premium.
Rebuild records. On a home rebuilt after the fire, ask for the permit and certificate of occupancy dates and the builder's warranty terms. If it is a brand-new build, read what a new construction builder contract really says.
Taxes by parcel. Pull the parcel from the Boulder County Assessor, since the town median will not match every home.
Schools by address. Assignments are set by address. Check any Superior address in the Boulder Valley School District's K-12 school finder, which BVSD says now reflects 2027-28 attendance areas.
Is $1 million the right Superior budget for you?
It is if you want a detached home near or above the town median and can keep the loan at or under $879,750. Here is how I sort it.
Choose a $1 million Superior search if:
You want a detached single-family home, which makes up 58.1% of the town's housing.
You can put at least $120,250 down to stay under the Boulder County conforming limit.
You are fine with a home built in the 1990s, or you want to compare those with fire rebuilds.
Look at a lower budget or a nearby town if:
A payment near $5,495 before taxes and insurance does not fit your budget.
You want more square footage per dollar than $307 to $371 a foot allows.
You would rather compare Superior with Louisville first. See Louisville vs. Superior and what $1 million buys in Boulder vs. Louisville.
"At $1 million in Superior, the question is rarely whether you can buy a house. It is which tradeoff you want: a 1990s home you can inspect and price on its track record, or a rebuild with newer systems and a different insurance and tax picture. Price per square foot tells you more than the median." Nick Ahrens, North Denver relocation specialist with eXp Realty.
