Quick answer: A Boulder home takes about 13 weeks to sell from listing to closing. Homes went under contract in a median 57 days, per Redfin, for the three months ending September 2026, and a purchase loan adds about 37 days. By zipcode, the median runs from 39 to 76 days.

How long does it take to sell a house in Boulder in 2026?
A typical Boulder house takes about 94 days, or 13 weeks, from the day it lists to the day it closes. That is 57 days to an accepted offer, the Boulder median for the three months ending September 2026 per Redfin, plus about 37 days for the buyer's loan to close.
Here is where those numbers come from:
- Days to contract: 57, down from 71 a year earlier. Redfin counts the days a home sat before the seller accepted an offer, and leaves out homes that sat more than a year, per its metrics definitions.
- Days to close: the average purchase loan closed in 36.8 days in March 2026, from application to closing, per ICE. That is a national figure, so treat it as a planning number.
- The math: 57 + 37 = 94 days, about 13 weeks.
- A hot listing: Redfin says hot Boulder homes go pending in around 25 days at about list price. 25 + 37 = 62 days, about 9 weeks.
- Sales volume: 288 Boulder homes sold in September 2026, up from 282 a year earlier.
- Median sale price: $941,752, essentially flat from a year earlier.
Boulder is slower than the Denver metro as a whole. REcolorado put the metro median Days in MLS at 33 in September 2026, per its September market report. The data sets differ, but Boulder sits roughly 24 days behind.
Sources and as-of dates: Redfin Boulder city, zipcode and Boulder County housing market pages (three months ending September 2026), Redfin metrics definitions, the ICE Mortgage Monitor release of May 11, 2026 (March 2026 data), the REcolorado September 2026 report (published October 7, 2026) and the Colorado Association of REALTORS September 2026 report (published October 13, 2026), all checked November 4, 2026.

How long does it take to sell in each Boulder zipcode?
The median Boulder sale went under contract in as few as 39 days in 80305 and as many as 76 days in 80301 over the three months ending September 2026, a 37-day spread inside one city. Every zipcode was faster than a year earlier. Per Redfin, by zipcode:
- 80305: 39 days to contract (48 a year earlier), $1,002,705 median sale price, 99.2% sale-to-list and 28.8% of homes sold above list, per Redfin 80305. Its Compete Score is 81, the only Boulder zipcode rated very competitive. Estimated listing to closing: 39 + 37 = 76 days, about 11 weeks.
- 80303: 60 days (67), $661,056 median, 98.2% sale-to-list, 13.2% above list, per Redfin 80303.
- 80304: 63 days (75), $1,339,606 median, 97.4% sale-to-list, 15.8% above list, per Redfin 80304.
- 80302: 68 days (78), $1,124,670 median, 96.0% sale-to-list, and only 4.9% sold above list, per Redfin 80302.
- 80301: 76 days (80), $692,297 median, 97.1% sale-to-list, 12.2% above list, per Redfin 80301. Estimated listing to closing: 76 + 37 = 113 days, about 16 weeks.
Three of the five zipcodes have a median sale price over $1 million: 80302, 80304 and 80305. Price alone does not set the pace. The 80305 median is about $1 million and sells fastest, while 80302, at $1.12 million, has the lowest share of homes selling over list.
How much below list price are Boulder homes selling?
Boulder homes sold for 97.7% of their final list price over the three months ending September 2026, per Redfin, which is $23,000 under list on a $1,000,000 home. Redfin's summary puts the average Boulder home at about 2% below list. The gap is wider in two zipcodes:
- 80302 and 80301: the average home sells for about 4% below list and goes pending in around 71 and 80 days. On a $1,100,000 list price, 4% is $44,000.
- 80303 and 80305: about 1% below list, or $10,000 on a $1,000,000 list price.
- 80304: about 2% below list.
Keep in mind that sale-to-list compares the sale price with the final list price. If a seller already cut the price, the original ask was higher than the number in that ratio.

Do Boulder homes that cut their price take longer to sell?
Yes: across the Denver metro, homes that cut price took a median 68 days to sell in September 2026, versus 9 days for homes that did not, per the Colorado Association of REALTORS. In Boulder, 40.1% of homes for sale had a price drop over the three months ending September 2026, per Redfin.
- Boulder versus the county: 40.1% of Boulder listings had a price drop, versus 26.2% across Boulder County, a gap of 13.9 points.
- By zipcode: price drops ran from 37.5% in 80304 to 40.7% in 80302.
- Metro cost of a cut: after concessions, reduced listings closed about 8.3% below their original asking price, versus about 1.7% for listings with no recorded cut, per the same CAR report. On a $1,000,000 original ask, that is $83,000 versus $17,000, a $66,000 gap.
- Metro concessions: about 64% of September 2026 sales included a seller concession, and 80% had a price cut, a concession or both.
- Boulder note: the same CAR report says Boulder homes averaged 64 days on market, versus 44 in Broomfield, with prices flat since the start of the year.
The CAR report's Denver commentator notes that the cut is not what causes the slower path. It usually signals a first price above what buyers would support, which is why the price you start with sets most of your timeline.
Is it better to list a Boulder home now or wait for spring?
If you need to move, listing this fall still works: Boulder's median of 57 days to contract was faster than the 71 days a year earlier, per Redfin, and the metro median Days in MLS rose only from 29 in August to 33 in September 2026, still four days shorter than September 2025, per REcolorado. The market is slowing into fall, not stopping.
What that means for your timeline:
- List in November: a 13-week Boulder timeline, 94 days from November 4, puts closing around February 6, 2027. Buyers are thinner: metro pending listings fell 13% from a year earlier to 2,921 in September 2026, per REcolorado.
- List in March or April: the CAR Boulder and Broomfield commentator put it this way for buyers: wait until spring, "and you could be competing with everyone else who had the same idea." That cuts both ways for sellers, who may face more competing listings too.
- Need to be moved by a date: count back about 13 weeks, or 16 weeks in 80301, and add your prep time.

How can you shorten the time it takes to sell your Boulder home?
You shorten your Boulder timeline mostly by pricing to the zipcode, not the city, from the first day. A 57-day city median hides a 39-day market in 80305 and a 76-day market in 80301. Pick the approach that fits your home.
Choose to price at the market on day one if:
- You are in 80302 or 80301, where the average home sells about 4% under list.
- You need to close by a fixed date and cannot absorb a 68-day price-cut path.
- Recent sales on your street support your number within 1% to 2%.
Choose a seller concession over a price cut if:
- Buyers in your range are asking for help with closing costs or a rate buydown.
- A 1% credit, about $9,400 at the $941,752 city median, gets an offer done.
- Your home has passed your zipcode's median days on market.
Choose to wait for spring if:
- Your home needs repairs you cannot finish in the next few weeks.
- You have no move date and can carry the home through winter.
"In Boulder, the city median is the wrong number to plan around. A $1.1 million home in 80302 and a $1 million home in 80305 are on two different clocks, about a month apart. I price to the zipcode and the street, because the first price decides whether you close in 11 weeks or chase the market for 16." Nick Ahrens, North Denver relocation specialist with eXp Realty.
